How long does it take to start managing the property?
We can start management service as soon as a management agreement is executed.
How long does it take to find tenants?
This can vary depending upon location, price and condition. We ask that owners plan for 1 month to market the property, perform showings, execute the lease and for the lease term to take effect.
How do the application fees work?
After viewing the property, the tenant applications will be submitted online. Those fees will go toward credit reports, application review and processing.
What is the process of determining my property's rent?
We use a range of tools and strategies to determine your property’s rent. Among other practices, we conduct market research and comparisons to set highly competitive rent prices.
How do you collect the rent?
All rents are collected via online ACH transactions via the tenant portal.
I prefer direct deposits. Is it possible?
Direct deposit via ACH is the only method payment. This is the fastest and most efficient way to get your funds quickly.
Do you screen applicants?
Yes, we screen all prospective tenants. The screening process covers a variety of factors, including criminal history, credit suitability, and employment. The tests have been chosen to comply with the Fair Housing Act.
Can I keep my current insurance?
Please check with your current insurer. Before we can begin managing your property, we’ll need to see proof of your insurance. You’ll want to inform your insurance company that your property is being used as a rental if it was owner-occupied prior.
What does my tenant have to do before the move-in?
First, your tenant needs to successfully get through the screening process. Once we confirm they meet our requirements, they will submit the deposit and sign the lease agreement.
How will my tenant be cleared from their lease?
When your tenant moves out, we inspect the property’s condition thoroughly. They will get the move-out documentation along with the returned security deposit within 21 days of vacating.
What kind of inspections do you conduct?
We perform move-in and move-out inspections. We also perform an annual inspection for each property, as required by state and local agencies.
How are utilities organized?
When tenants move into your property, they will transfer gas and electric service into their name. The water/sewer and garbage charges will be prorated and charged per the lease agreement. Those bills will be received and paid by our office to ensure timely payments.
What if my tenant doesn't pay rent on time?
Our lease agreements are strict about delays and failures in rent payment. Tenants will have to pay late fees as per the lease agreement. Continuing to miss payment deadlines will result in an eviction.
What's the policy for property damage?
We use licensed and professional affiliates for all repairs. Before the work can begin, we’ll inform you about the details of the service request, as submitted by the tenants. Any repairs that are done by the property owner or their own vendor will have to be facilitated by the property owner directly.
Which reports can I access?
Through our Owner Portal, you’ll have access to a multitude of reports. These include regular statements for income and expenses, as well as any open service requests.
Is it a good idea to welcome pets or smokers?
Allowing pets isn’t something you would be obliged to do unless it is a service animal.
We have a strict no-smoking policy for all the rental properties. If we find evidence of smoking, then the tenants have to pay for any relevant damages.
Does hiring a property manager lead to loss of all control?
No. We work closely with each of our clients and try to work in the parameters we set forth in the management agreement.
